Stanley Condos - Construction Update Winter 2019

 

The winter months have not stopped the Stanley Condos progress!  Concrete work is now complete and elevator installation is underway.  The mechanical installation on the rooftop began in early December and the kitchens, the most important part of the home, have been installed up to the 21st floor!

 

 

Landscapers were working on the 8th floor outdoor amenity space in the Fall as well as drywall and tile work.  There will be a number of completions to cross off our list by the end of the year including: window installation &  railing frames.  In the new year our team will be preparing for a 2020 occupancy!

Max Condos - Construction Update Winter 2019

 

Max Condos is currently forming the 28th floor of a 37 story tower.  Our team is working towards a target to hit the roof by February 2020.  Window installation began in the Fall and the process is currently on the 5th floor amenity space.  This will continue into the Spring. 

 

 

Suite layout work also began in the Fall and has progressed to the 8th floor.  This pace will continue at the current rate until Fall 2020!  This month the site is energized with permanent hydro power and natural gas!  Landscape work will begin in the Spring and continue into the Summer months in preparation for occupancy which is slated for Summer 2020!

Towns at Rouge Valley - Construction Update Summer 2019

 

Towns at Rouge Valley made excellent progress over the summer as all above grade framing and exterior construction is complete on the east blocks. Interior finishing of suites is complete, with final touches to prepare for
occupancy underway.

 

Landscaping work including curbs, sidewalks and concrete driveways are in progress, and will be completed by September for the east block. Construction work in the west block is advancing smoothly with exterior work 80% complete and interior work 50% complete. Our Customer Care team is on site and pre-delivery inspections will begin September 2019. The project is working towards its first occupancy in September!

Max Condos - Construction Update Summer 2019

The crane continues to climb skyward at Max Condos as concrete has reached the halfway point to the roof! Garage formwork is complete and bicycle, locker, & mechanical rooms are in progress. Trades continue to install the main electrical and mechanical infrastructure required to support the tower units above.

The ground floor precast columns have been installed, which will provide the important aesthetic framework for the 2-storey lobby windows and commercial fronts. Behind the scenes, the construction team continues to coordinate in-coming services with Enbridge & Hydro to finalize the steps required to energize the building with power and heat.

 

We can expect window installation, internal elevator assembly and suite layout construction to begin this Fall.

Stanley Condos - Construction Update Summer 2019

 

Stanley Condos has made great progress over the past few months with framing currently on the 25th floor. As the walls that separate each condo unit are installed, mechanical and electrical contractors continue their work (currently on the 15th floor) installing pipes and electrical that will run through the corridors to feed each suite.

 

The installation of exterior railings have reached the 29th floor and will continue to progress a few floors ahead of window installations which are at the 27th floor. With concrete being poured on the 39th floor, our construction team is on schedule to complete the mechanical roof in October.

What's In My Homeowner Information Package (HIP)?

 

Purchasing a new home is an exciting time and there's a lot of information that you, as a homeowner, should be aware of.  It's important to understand where to find answers to the questions you will inevitably have regarding your new home.  This is where your Tarion Homeowner Information Package comes in.

 

 

Who is Tarion?

Tarion is a non-profit, private corporation established in 1976 to protect the rights of new home buyers and regulate new home vendors and builders according to the terms of the Ontario New Home Warranties Plan Act.

 

What is the Homeowner Information Package (HIP)?

Signing your Agreement of Purchase and Sale is only the first step. Once your new home purchase is "firm", our sales team will contact you to congratulate you on achieving one of the most important milestones in the home buying process!  They will also email you a copy of your Homeowner Information Package or HIP.  It is crucial that you read through this package thoroughly and make sure you understand what is expected of you as the purchaser, as well as what you should expect from the builder.

 

What information can I find in the HIP?

  • A quick glance at what is covered under your new home's warranty and what is not
  • Clarification on your roles and responsibilities as a homeowner
  • How to prepare for your Pre-Delivery Inspection (PDI) and what to expect
  • Outline of important dates and deadlines for submitting warranty claims
  • Useful links and contact numbers should you have any specific questions 

 

Every homeowner should receive a copy of their HIP via email.  If you have not received it, or think you may have missed it, download your HIP for Freehold homes here and your HIP for here.

Towns at Rouge Valley - Construction Update Spring 2019

 

Progress at Towns at Rouge Valley is moving along!  Between January 2019 - March 2019, Blocks 3 and 4 (East side) were fully framed, roofs were installed, and the electrical & mechanical rough-ins commenced and are nearly complete. Framing has also begun on Blocks 1, 2, 5, & 6 (West side).

 

 

Here is the progress that can be expected over the next quarter:

  • Block 3 & 4 - The exterior cladding (brick, stucco, and siding) as well as the remaining retaining walls on the east and south sides will be completed. Drywall, painting, flooring and kitchens will also have progressed to completion.  Just in time for summer, the landscaping will also begin. 
  • Blocks 1, 2, 5 & 6 - The framing and interior walls will be fully completed with roofs and windows installed. Our teams will also complete the masonry by beginning of summer where .... Stucco will be begun on Blocks 1 and 5 and be completed on Blocks 2 & 6. The exterior facade of brick and stonework will also be complete towards the beginning of summer.

Max Condos - Construction Update Spring 2019

 

The construction team at Max Condos has been working hard throughout the Winter, and it's time to share the progress we've made! Since January 2019, we've been busy finishing the interior of the underground garage.  Trades will spend the next six months installing the electrical and residential water systems. The intricate structural layout of the ground floor is also progressing and this ground floor area will become the future lobby!

 

 

In the photo below, we can see our workers assembling the vertical form that will become a future concrete wall. This wall will help to support the underside of the third floor, for which concrete will be poured in the coming weeks. At the present time, workers are busy forming the first level of residential suites that begin on the second floor and the crane is expected to be raised some time next month to facilitate work on the floors above.  We can expect to be above the fifth floor by the early days of Summer!

Stanley Condos - Construction Update Spring 2019

 

It's finally Spring and that means progress at Stanley Condos is not slowing down!  Currently our team is hard at work forming the columns and walls on the 18th floor. As the bones of the building are coming together, there are a number of different aspects that will be progressing at the same time.

 

 

In the south west corner of the building, the completion of the curtain wall window system is clearly visible.  A curtain wall is made up of commercial grade windows that are installed to by-pass the concrete slab edge.  The podium height was specifically designed to match the same height as the old Maple Leaf Gardens and Stanley's "glass box" provides a beautiful contrast to the vintage brick across the street.

 

 

As we go inside the building structure, contractors are working to complete the metal stud framing for the demising walls (the walls that separate each unit) on the 2nd & 3rd floor.  The mechanical contractor has also begun installation of the fancoil units, which are the mechanical systems that will provide both heating and cooling for each suite.  Each unit is separately metered ensuring that homeowners are in full control of how much energy they use.

On top of all this progress, the amenity terrace is also coming along, as the forming contractor is preparing to remove their shoring materials.  These materials support the form work in order to pour concrete and hold until the concrete reaches optimal strength.  Permanent power was turned on as of early March 2019 and mechanical rough-ins such as electrical outlets and ductwork are at the 2nd floor level.  

 

 
Once complete, Stanley Condos will beautifully capture the unique essence of its neighbourhood.  It's a place where convenience is tangible luxury, with everything you need just steps from your door.  From unique bars and restaurants just a short walk up the street, easy access to the TTC, major shopping and more, Stanley is a place where you can always count on a great time.

New GO Station is Coming to Woodbine!

 

On March 6th, 2019, Ontario's PC government officially announced the construction of a brand new GO Transit station at Woodbine race track and Hwy 27.  This is great news for purchasers at Humberwood Heights as well as existing and future residents of the surrounding area.

The province has partnered with Metrolinx and Woodbine Entertainment to develop the station at no cost to taxpayers. Metrolinx CEO Phil Verster says, "A new GO station at Woodbine will offer opportunities to live and work near a major employer and entertainment destination, as well as better access to the local community and jobs."

The new station will replace the existing Etobicoke North stop once it is fully developed, and will be on the Kitchener GO rail line. With TTC transit already just steps away, the new GO transit station will add an extra layer of convenient access to Toronto's downtown core. 

 

 

Woodbine Racetrack, will be undergoing a major revamp itself, which will distinctly transform life in northwest Toronto.  The sprawling 684 acre site will feature countless amenities including stunning new hotels, shopping, employment, post secondary education, recreation, health and wellness facilities and more.  These development plans will bring new jobs, housing, and entertainment opportunities to the area around the station as well.  All of this will be a short and convenient distance from Humberwood Heights. With so much to see and do, and much more to look forward to in the future, there no better place to call home.

This highly anticipated project broke ground in September 2017 and the construction process is underway!  Located in the heart of downtown’s most central neighbourhood, every aspect of Max Condos has been carefully designed to let our purchasers get the most out of life. The shoring system, which is a temorary support during the initial construction of buildings, is underway. Varley - Fall Construction Update

 

Varley condos is nearing completion as we expect the first occupancy to take place in Spring 2018.  The building enclosure was completed in early fall and the hoarding has now been removed.  We are pleased to announce that interior finishing is underway and permanent power is slated for Mid-November. The Landscaping of the interior courtyard is also underway and streetscaping is scheduled to begin November 2017.

Stanley Fall Construction Update

The summer was good to our team at Stanley as great progress has been made thus far.  The crane was erected in mid August and shoring was completed as of September 2017.  Forming began in late September 2017 and excavation was fully completed by October 2017.

Currently, the slab on grade is 50% complete and our team will be pouring the first portion of the P4 level this month!  Our team's target is to fully complete the underground structure by early 2018.  This highly anticipated project is 90% sold and located in the heart of downtown with the convenience of transit, shopping, and entertainment within walking distance!

4 Step Guide to Conquering Back to School 

 

Summer is sadly coming to an end and we all know what that means.  The dreaded back to school season is upon us! But it doesn't have to be as crazy or stressful as it could be.  We've come up with a 4 step guide to conquering the back to school bug.  These tips may seem like no-brainers but trust us, they will take the inevitable chaos out of your mornings.

1. Pick out clothes for the week

Sundays should be set aside for prepping for the week.  That includes checking the weekly weather report and setting aside daily outfits for your children.  You could take it a step further and let them get involved in the decision making.  You know you will thank yourself come Monday morning, when you know that there is just one less thing for you to do.

2. Pre-pack school lunches

We know the last thing you want to do after a long day, is spend your evening prepping for tomorrow.  But you know what's worse?  Trying to get it done in the midst of screaming children, fighting siblings, or between changing dirty diapers.

3. Morning motivation checklist

Bring some positive reinforcement into your children's morning tasks.  Creating a morning motivation checklist could be just the thing you need to get the kids excited about getting ready for the day.

4. Grab & Go Backpacks

The last step to the morning is grabbing those backpacks and heading out the door.  All homework, school supplies, clothes, and accessories should  be packed and ready to go from the evening before.  All that's missing is a fresh lunch which you have already prepared because you've followed step 2!

Preparing for Your Décor Appointment

 

The features and finishes you choose is the first step to transforming your house into a home.  Our team of experienced décor consultants is ready to help you make your vision for your dream home come to life. 

How do I book my appointment?

After you have purchased your new Tribute Home, you will be contacted by our Décor Administrator to schedule your appointment.  This will be based on construction time lines which vary between sites and lots.  Be sure to get appropriate dates for your home from your decor representative.

How can I prepare?

Purchasers will receive a Décor Options Guide prior to being contacted for their appointment to assist them with the many options and upgrades available to them.  Our team knows that the process can be daunting, especially if it is your first home purchase.  To help you prepare even further, our Décor Studio has open browsing hours on Saturdays from 1pm-5pm. This will allow you to tour the studio and see your standard finishes, as well as the many options  available for upgrade.

What will be discussed?

You will be booked in with a personal Décor Consultant for a structural appointment where you will discuss any changes you might want to make with your floor plan, as well as all your plumbing/mechanical and electrical requirements/options.  This appointment generally runs anywhere from one to three hours.  A second appointment will be booked in order to complete all your finishes. We do find that in some cases, one appointment is appropriate in order to finalize all structural and colour finishes. Payment requirements will be discussed at this time as well.

If you already have an idea of the changes you would like to make, it's always best to make a list beforehand and ask your decor representative questions as they take you through the appointment. Each community is different and your Décor Consultant will be able to guide and help you in your decision making.

BUILD GTA Charity Baseball Tournament

On Wednesday June 14th, BILD GTA and Homes Publishing Group hosted the 2017 Builder Baseball Charity tournament at Richmond Green.

In support of Habitat for Humanity, the event was a success, raising $42,000 to help more families move from crowded, unhealthy living conditions,

into decent, affordable Habitat homes. The Tribute Team represented with style and slid into the semi-finals with grace.  Our team was proud to be a part of

such an amazing event where the industry came together to effect change.

Your Home Warranty

If you have purchased or are in the process of purchasing a new home, something you should be aware of is the status of its warranty.

Who is Tarion?

Tarion is a non-profit, private corporation established in 1976 to protect the rights of new home buyers and regulate new home vendors and builders according to the terms of the Ontario New Home Warranties Plan Act.

Breaking Down Your Home Warranty

Every newly built home in Ontario is enrolled for warranty coverage through Tarion. The warranty is applied to the home as of the date of possession and remains in effect regardless of ownership.  An important note to remember, is that while the Warranty covers 7 years from the date of possession, not all deficiencies are covered for that total amount of time.  This is a common misconception.  To make it simple we've broken down the core warranties and their time frames.

One Year Warranty

  • Material defects and workmanship

Two Year Warranty

  • System performance and defects in electrical, plumbing, heating delivery & distribution systems

Seven Year Warranty

  • Major structural defects

It’s important to understand the breakdown of your warranty coverage and report concerns within the appropriate time frames. Tarion has made the process simple and you can manage your warranty online!

Fall/Winter Maintenance Checklist

Even a new home isn’t maintenance free.  As the colder seasons approach,

you can take the necessary steps to ensure your home serves you well!

Air

  • Test and clean smoke and carbon monoxide detectors
  • Change or clean furnace filter (should be done monthly)
  • Adjust and confirm all registers and cold-air returns are clear of furniture or draperies
  • Turn off and winterize air conditioning system, per manufacturer’s instructions if applicable
  • Turn on and clean humidifier, per manufacturer’s instructions
  • Inspect dryer vent for lint and debris
  • Operate the heating system, arrange for service if needed

Plumbing

  • Clean aerators on faucets and shower heads
  • Pour water down the basement floor drain to prevent sewer odours seeping into the house
  • Drain exterior faucets and remove all hoses

Exterior

  • Inspect weather-stripping on all exterior doors, adjust fit if necessary
  • Check foundation, concrete, and yard for settling; fill in as needed for positive drainage
  • After snowfall, brush snow off gutters and away from downspouts,
    check for roof ice dams
  • Remove ice & snow from concrete as soon as possible;
    avoid using de-icing agents with damaging salts
  • On pleasant days, open windows to allow the house to breathe
  • Decorate safely for the holidays. Do not overload circuits or
    use worn extension cords
  • Check foundation, concrete, and yard for settling; fill in as needed for positive drainage

you can take the necessary steps to ensure your home serves you well!

Air 

  • Test and clean smoke and carbon monoxide detectors
  • Change or clean furnace filter (should be done monthly)
  • Adjust and confirm all registers and col-air returns are clear of furniture or draperies
  • Turn off humidifier
  • Inspect and clean air conditioning unit for proper operation, arrange for service if needed
  • Drain sediment from water heater base, per manufacturer’s instructions

Plumbing

  • Pour water down basement floor drain to prevent sewer odour
  • Inspect plumbing fixtures for leaks

Exterior

  • Inspect weather stripping on all exterior doors
  • wash windows, weep holes, screens, and lubricate tracks
  • Inspect exterior caulking around windows
  • Touch up interior & exterior paint, stain, siding, putty, caulking & grout as needed
  • Inspect overhead garage door, lubricate rollers & guides, tighten bolts as needed
  • Test exterior faucets for broken pipes
  • Inspect & clean gutters, downspouts & splash pads for proper drainage away from the house
  • Inspect roof and roof vents
  • Look for settling of back-fill soils and fill in where needed
  • Seed and feed lawn, water regularly
  • Re-seal wood fences

Generously hosted by Tribute , Swinging for Reena, now in its fifth year, has raised over $700,000 in support of the Reena Foundation.

Since 1973, Reena has been providing housing and services for children, adults and seniors with developmental disabilities. Proceeds from Swinging for Reena have supported many of Reena’s important programs and initiatives. These include:

1. Respite and Enrichment Programs.
Examples are summer camps, sports programs, cooking classes, gardening, literacy and technology programs.

2. A wheelchair accessible van to transport individuals to volunteer and job placement opportunities, programs, social outings and medical appointments.

3. iPod and a SMART Board for our technology program.
