Preparing for Your Décor Appointment

 

The features and finishes you choose is the first step to transforming your house into a home.  Our team of experienced décor consultants is ready to help you make your vision for your dream home come to life. 

How do I book my appointment?

After you have purchased your new Tribute Home, you will be contacted by our Décor Administrator to schedule your appointment.  This will be based on construction time lines which vary between sites and lots.  Be sure to get appropriate dates for your home from your decor representative.

How can I prepare?

Purchasers will receive a Décor Options Guide prior to being contacted for their appointment to assist them with the many options and upgrades available to them.  Our team knows that the process can be daunting, especially if it is your first home purchase.  To help you prepare even further, our Décor Studio has open browsing hours on Saturdays from 1pm-5pm. This will allow you to tour the studio and see your standard finishes, as well as the many options  available for upgrade.

What will be discussed?

You will be booked in with a personal Décor Consultant for a structural appointment where you will discuss any changes you might want to make with your floor plan, as well as all your plumbing/mechanical and electrical requirements/options.  This appointment generally runs anywhere from one to three hours.  A second appointment will be booked in order to complete all your finishes. We do find that in some cases, one appointment is appropriate in order to finalize all structural and colour finishes. Payment requirements will be discussed at this time as well.

If you already have an idea of the changes you would like to make, it's always best to make a list beforehand and ask your decor representative questions as they take you through the appointment. Each community is different and your Décor Consultant will be able to guide and help you in your decision making.

Your Home Warranty

If you have purchased or are in the process of purchasing a new home, something you should be aware of is the status of its warranty.

Who is Tarion?

Tarion is a non-profit, private corporation established in 1976 to protect the rights of new home buyers and regulate new home vendors and builders according to the terms of the Ontario New Home Warranties Plan Act.

Breaking Down Your Home Warranty

Every newly built home in Ontario is enrolled for warranty coverage through Tarion. The warranty is applied to the home as of the date of possession and remains in effect regardless of ownership.  An important note to remember, is that while the Warranty covers 7 years from the date of possession, not all deficiencies are covered for that total amount of time.  This is a common misconception.  To make it simple we've broken down the core warranties and their time frames.

One Year Warranty

  • Material defects and workmanship

Two Year Warranty

  • System performance and defects in electrical, plumbing, heating delivery & distribution systems

Seven Year Warranty

  • Major structural defects

It’s important to understand the breakdown of your warranty coverage and report concerns within the appropriate time frames. Tarion has made the process simple and you can manage your warranty online!

Fall/Winter Maintenance Checklist

Even a new home isn’t maintenance free.  As the colder seasons approach,

you can take the necessary steps to ensure your home serves you well!

Air

  • Test and clean smoke and carbon monoxide detectors
  • Change or clean furnace filter (should be done monthly)
  • Adjust and confirm all registers and cold-air returns are clear of furniture or draperies
  • Turn off and winterize air conditioning system, per manufacturer’s instructions if applicable
  • Turn on and clean humidifier, per manufacturer’s instructions
  • Inspect dryer vent for lint and debris
  • Operate the heating system, arrange for service if needed

Plumbing

  • Clean aerators on faucets and shower heads
  • Pour water down the basement floor drain to prevent sewer odours seeping into the house
  • Drain exterior faucets and remove all hoses

Exterior

  • Inspect weather-stripping on all exterior doors, adjust fit if necessary
  • Check foundation, concrete, and yard for settling; fill in as needed for positive drainage
  • After snowfall, brush snow off gutters and away from downspouts,
    check for roof ice dams
  • Remove ice & snow from concrete as soon as possible;
    avoid using de-icing agents with damaging salts
  • On pleasant days, open windows to allow the house to breathe
  • Decorate safely for the holidays. Do not overload circuits or
    use worn extension cords
  • Check foundation, concrete, and yard for settling; fill in as needed for positive drainage

Spring/Summer Maintenance Checklist

Even a new home isn’t maintenance free.  As the warmer seasons approach,

you can take the necessary steps to ensure your home serves you well!

Air 

  • Test and clean smoke and carbon monoxide detectors
  • Change or clean furnace filter (should be done monthly)
  • Adjust and confirm all registers and col-air returns are clear of furniture or draperies
  • Turn off humidifier
  • Inspect and clean air conditioning unit for proper operation, arrange for service if needed
  • Drain sediment from water heater base, per manufacturer’s instructions

Plumbing

  • Pour water down basement floor drain to prevent sewer odour
  • Inspect plumbing fixtures for leaks

Exterior

  • Inspect weather stripping on all exterior doors
  • wash windows, weep holes, screens, and lubricate tracks
  • Inspect exterior caulking around windows
  • Touch up interior & exterior paint, stain, siding, putty, caulking & grout as needed
  • Inspect overhead garage door, lubricate rollers & guides, tighten bolts as needed
  • Test exterior faucets for broken pipes
  • Inspect & clean gutters, downspouts & splash pads for proper drainage away from the house
  • Inspect roof and roof vents
  • Look for settling of back-fill soils and fill in where needed
  • Seed and feed lawn, water regularly
  • Re-seal wood fences
